
The project provides services and an entertainment assembly venue in a portion of an existing 17,112 square foot concrete tilt-up building on a 40,311 square foot parcel in the City of Santa Rosa’s Light Industry General Plan Land Use area. This site has historically contained light industrial uses in the past. The project requested that the City of Santa Rosa amend an existing minor use permit for a music studio and media production facility at this location as described below. To expand the programming for the facility, the owner proposed an Entertainment Assembly Venue at this location.
The project criteria were as follows:
This owner occupied use was to provide a portion of the existing building for a music studio that will provide private and group music instruction for its students. As a component of the business model the owner provides, as part of the music instruction, a media production facility that provides audio and video recording capability to the students. This allows students to professionally record, analyze and distribute musical performances as part of the services provided by the business. The number of students that will be attending the school at any given time would be approximately 4-6.
In addition, the re-purposed existing industrial building provides a state-of-the-art entertainment venue seating up to 700 people that includes live, indoor music events to serve regional music events for all age groups in the north bay.
