Located at the northern gateway of downtown Cotati, the Reverb hotel introduces 153 guestrooms, fitness room, meeting spaces and reception, a market hall, outdoor features include a pool and bocce ball court within a private courtyard, and a large public pedestrian plaza. The park-and-ride site, identified by Cotati's City Council as an ideal site for lodging, was acquired by the City of Cotati with the sole purpose to redevelop it as the anchor for the northern gateway of downtown Cotati. Cotati developed the Downtown Specific Plan Area in 2009, and now years later, the 4-story hotel development furthers the goals set forth in that guiding document. The hotel development will be an extension of Cotati's living room, where residents, employees, students and visitors are welcome to work, hang out, and get a drink. The gated 10,300 sf outdoor pedestrian plaza nestled between the Hotel and the Market Hall is envisioned as an outdoor space for music, food and celebrations! The plaza, open during business hours with pedestrian and bicycle access from the City plaza on 116 and from St Joseph Way, will be a social gathering place to bring people together and will be to host a variety of local events including pop up art festivals, farmers markets, food trucks and live music. The outdoor aspect of the Hotel bar, combined with the Market Hall space creates a unified outdoor gathering space.that will be vibrant hot spot for travlers and wine country goers.
The hotel's strong verticality is immediately contrasted by the Market Hall designed after a series of Hop Kiln-inspired shapes. The Market Hall’s form and materiality are quintessential Sonoma County “board and batten” siding built in the iconic “Monitor Barn” style. Walking into the Plaza, Hotel guests and the pubic are greeted by a gracious, multifunctional, outdoor gathering space. In this area one may find a place to sit quietly and read, an area occasioned by lively entertainment, an art fundraiser, a farm vendor, but every day a welcome respite to grab a quick bite to eat or pick up a few market essentials.
A strong design feature of the hotel development is the landmark water tower. An homage to the pioneering western spirit of Cotati, celebrating the city's early beginnings as Page's Station, a wood and water stop for the railroad. These historic motifs are contrasted by the light and airy glazing system, complete with large operable doors which serve to create a lively festive atmosphere that engages both motorists and pedestrians along Old Redwood Highway. From the South, visitors are welcomed to the Market Hall along St Joseph Way by a playful “food themed” bicycle rack. These elements are flanked by a plaza to the west and a public seating area to the east. Both of these pedestrian oriented features focus attention back to Market Hall as a place of gathering.

Other specific plan goals actualized by the development streetscape design includes encouraging pedestrian and cyclist use along an "urban trail" that connects the Laguna De Santa Rosa and downtown Cotati.the landscaping design was inspired by the agricultural history with hedgerows bordering the property along HWY 101. Parking lot landscaping provides ample shade trees and colorful native planted stormwater infiltration areas. Streetscape plantings including on-wall and overhead vines provide interest and shade for pedestrians while defining gathering spaces and softening surfaces.
